1. Purpose of the Platform

BoisFranc.rent is a local rental listing platform designed to connect property owners and renters in the Bois-Franc and surrounding areas.

The Platform allows:

• Property owners to post rental listings
• Renters to search for and inquire about rental properties
• Optional professional assistance provided by a licensed real estate broker

BoisFranc.rent does not own, manage, lease, or rent properties and is not a party to any rental or lease agreement between users.

2. Eligibility

By using the Platform, you confirm that:

• You are at least 18 years old
• You have the legal capacity to enter into contracts
• All information you provide is accurate, current, and truthful

3. Terms for Property Owners

3.1 Listing Your Property

By posting a listing, you confirm that:

• You are the legal owner or an authorized representative
• The property complies with applicable laws and regulations
• All listing information (rent, availability, features, photos) is accurate

3.2 Responsibility for Listings and Rentals

Property owners are solely responsible for:

• The accuracy and legality of their listings
• Responding to inquiries from renters
• Screening tenants
• Setting rental terms and conditions
• Preparing, reviewing, and signing lease agreements

BoisFranc.rent does not verify ownership and does not guarantee the accuracy or legality of listings.

3.3 Lease Preparation and Review

If lease preparation assistance is provided (by us or through a licensed broker):

• Lease documents are provided for convenience only
• BoisFranc.rent is not responsible for errors or omissions
• Both the landlord and tenant are solely responsible for the final review and approval of the lease
• Landlords and tenants are strongly encouraged to review all lease documents carefully before signing

4. Terms for Renters

4.1 Using the Platform

Renters may browse listings and contact property owners directly.

You agree to:

• Provide accurate personal information
• Communicate respectfully with property owners and brokers
• Use the Platform only for legitimate housing purposes

4.2 No Guarantee of Availability

BoisFranc.rent does not guarantee:

• Property availability
• Acceptance of any rental application
• The condition, legality, or suitability of any property

All rental decisions are made solely by property owners.

5. Communication Requirements

Property owners agree that:

• A landlord must be reasonably reachable by phone, not solely by email
• Providing only email contact information may result in delayed inquiries or missed opportunities

BoisFranc.rent is not responsible for failed communications between users.

6. Optional Broker and Administrative Services

Certain optional services may be offered, including but not limited to:

• Pricing guidance
• Professional photography
• Tenant screening
• Lease preparation
• Private showings
• Review and summary of condominium meeting minutes

All such services are:

• Optional
• Subject to separate agreements
• Provided without guarantee
• May involve disclosed professional fees

7. Condominium Documents and Meeting Minutes

If BoisFranc.rent reviews or summarizes condominium meeting minutes:

• The service is informational only
• We are not responsible for errors or omissions
• The property owner remains fully responsible for reviewing the complete condominium documents

Property owners are responsible for:

• Advising the condominium syndicate to send meeting minutes and important notices to BoisFranc.rent
• Personally reviewing all condominium documents, notices, and communications

BoisFranc.rent does not replace the owner's obligation to stay informed.

8. No Brokerage or Property Management Relationship

Unless explicitly stated in writing:

• BoisFranc.rent is not acting as a real estate broker or property manager
• No agency, partnership, or fiduciary relationship is created
• We do not collect rent, deposits, or fees on behalf of property owners

When broker services are provided, they are offered independently by a licensed professional in accordance with Québec regulations.

9. Fees and Payments

• Listing properties may be free or paid, as indicated at the time of posting
• Optional professional services may involve fees under separate agreements
• BoisFranc.rent reserves the right to modify pricing with prior notice

10. User Conduct

You agree not to:

• Post false or misleading information
• Discriminate unlawfully
• Harass, spam, or abuse other users
• Circumvent the Platform for fraudulent purposes
• Upload harmful or malicious content

We reserve the right to suspend or terminate accounts that violate these Terms.

11. Intellectual Property

All content on the Platform (including logos, text, design, and software) is the property of BoisFranc.rent or its licensors and may not be copied, modified, or redistributed without written consent.

12. Limitation of Liability

To the maximum extent permitted by law:

• BoisFranc.rent is not liable for disputes between users
• We are not responsible for damages, losses, or injuries related to rentals
• We do not guarantee listing accuracy, legality, or outcomes
• Use of the Platform is at your own risk

13. Indemnification

You agree to indemnify and hold harmless BoisFranc.rent from any claims, damages, losses, or expenses arising from:

• Your use of the Platform
• Your listings or communications
• Your violation of these Terms or applicable laws

14. Privacy

Your use of the Platform is governed by our Privacy Policy, which explains how we collect, use, and protect personal information.

15. Modifications to the Terms

We may update these Terms from time to time. Continued use of the Platform after changes constitutes acceptance of the revised Terms.

16. Governing Law
